Goodyear shopping center sold for $61 million

DDR Corp. has announced that it closed on the acquisition of a Goodyear shopping center valued at $61 million.

The real estate investment trust bought the Palm Valley Pavilions West, a 277,000-square-foot power center at Litchfield and McDowell roads.


Junior anchors at the center include Ross Dress for Less, Total Wine & More, Best Buy and Ulta.

Palm Valley Pavilions West is DDR’s seventh asset in metro Phoenix, which is DDR’s fourth largest market ranked by net operating income.

The deal was announced April 1.

DDR, based in Beachwood, Ohio, also announced it disposed of 19 assets totaling $360 million at 100 percent ownership during the first quarter of 2016.

Luke J. Petherbridge, DDR chief financial officer, said the company is on track to meet its full-year disposition guidance range of $600 to $800 million of asset sales, largely in the first half of 2016.

“While we are finding select acquisition opportunities to augment our portfolio, we are focused on using the majority of sales proceeds to further reduce leverage,” he said.

DDR is an owner and manager of 352 shopping centers representing 113 million square feet in 37 states and Puerto Rico.
