Located near what had been the home to the ASU golf teams Karsten Golf Course, on the south bank of Tempe Town Lake, a new major development could soon be taking shape in the area that has already seen booming construction.

According to the Phoenix Business Journal, a $1.8 billion mixed-use development is planned for 1190 East Vista Del Lago Drive, just south of the lake and north of the former golf course property. The project is in the early stages of Tempe City Council hearings, which adopted a notice of intent to enter into a retail development tax incentive agreement with the developer South Pier Tempe Holdings LLC at their Dec. 9 meeting. Details allude to expectations of having the development agreement set by mid-January. Construction for beginning phase of the project could begin as early as late 2022 if approved.

The project is expected to include:

• 600,000 square feet of office space
• 2,300 for-rent apartment units
• 160 for-sale condos
• 111,000 square feet of retail
• 520 hotel rooms
• Central green areas for pedestrians
