Z Modular Transforms Arizona’s Housing Landscape With Factory-Built Multifamily Communities

By merging manufacturing precision with real-estate innovation, the company is cutting construction times in half and reshaping how communities rise across the Valley.

As Arizona faces mounting demand for affordable, high-quality housing, Z Modular is pioneering a solution that could redefine the state’s construction future. From a massive manufacturing facility in Chandler, the company is reimagining how multifamily housing is designed, built, and delivered — and it’s doing it at remarkable speed.

Traditional construction unfolds entirely on-site, often leaving developers at the mercy of weather delays, labor shortages, and unpredictable supply chains. Z Modular turns that process inside out. Using a factory-based system, the company fabricates steel-framed residential modules indoors — as much as 90 percent complete — before transporting them to a project site for assembly.

“It’s like putting something together from IKEA for the tenth time rather than the first,” said Barry Zekelman, whose vision for modular construction is both simple and transformative. “We want to provide an easy solution — something repeatable, sustainable, and built by American workers in their own communities.”

The results are striking. Because site preparation and factory production happen simultaneously, projects that once required 14 to 18 months can now be completed in as little as nine. Sam Zekelman notes that this overlap “condenses the timeline of construction” without sacrificing precision or quality.

Beyond its efficiency, Z Modular’s vertically integrated model gives it rare control over every stage of development. Acting as developer, designer, manufacturer, general contractor, and property manager, the company removes many of the bottlenecks that plague traditional builds. The result: fewer delays, consistent craftsmanship, and greater certainty for both investors and residents.

Inside the Chandler facility, automation and digital tracking ensure consistency on a scale that traditional job sites can’t match. The controlled environment also offers year-round employment and safer working conditions — a welcome change amid a nationwide shortage of skilled construction labor. Apprenticeship programs provide employees with clear pathways into advanced manufacturing and construction management.

The company’s modular impact is already visible in Arizona communities. FLATZ 602 in Phoenix and FLATZ 520 in Maricopa are among the first fully leased properties showcasing the model’s efficiency and design flexibility. Additional developments are underway in San Tan Valley, Laveen, Avondale, and Casa Grande, while the upcoming FUZE Ballpark community in Glendale will extend the approach to large-scale, mixed-use developments.

By marrying industrial-grade precision with the creativity of community-focused design, Z Modular isn’t just speeding up construction — it’s redefining what’s possible for Arizona’s housing market. Faster, smarter, and more sustainable, the company’s modular vision is shaping the next generation of multifamily living across the state.
