PHOENIX, Ariz. — Phoenix Sky Harbor International Airport is set to begin construction this month on a major $326 million expansion of Terminal 3, adding six new passenger gates and nearly 173,000 square feet of space to meet soaring travel demand.
The project, led by McCarthy Building Companies Inc., will boost the gate count in Terminal 3’s North 2 Concourse to 26. It comes after Sky Harbor hit a record 52.3 million passengers in 2024.
Upgrades to Include Lounge, Retail, Tunnel Connection
In addition to new gates, the expansion will feature spacious gate hold rooms, additional restrooms, retail areas, and a premium lounge with sweeping views of Camelback Mountain. A new elevated connector will link the concourse to Terminal 3’s main processor, while future plans include a tunnel connection to Terminal 4 equipped with moving walkways and elevators.
“This expansion will give airlines more room to operate and elevate the passenger experience with more amenities and stunning design,” said Aviation Director Chad Makovsky.

Project leaders emphasized minimizing disruption to travelers during construction and prioritizing aesthetics in the design. “Every portion of the new Terminal 3 concourse will provide an exceptional experience for Sky Harbor passengers,” said Thomas Assante, McCarthy’s Southwest Region VP of Operations.
Construction officially kicks off this month, with updates to roll out over the next few years as the airport continues to evolve to meet Arizona’s growing travel needs.
