North Phoenix Development Expands with Apartments and New Aldi Location

Bell 17 Business Center enters next phase as mixed-use plans bring housing, retail, and additional industrial space to Deer Valley

A growing mixed-use development in north Phoenix is moving forward with a new phase that will add residential units, retail options, and expanded industrial space to the area.

The Bell 17 Business Center, led by Sunbelt Investment Holdings, is set to introduce a multifamily housing project alongside a grocery store operated by Aldi. The site sits near Interstate 17 at Bell Road and 19th Avenue, directly across from Turf Paradise in the Deer Valley area.

Sunbelt, based in San Diego, acquired the approximately 90-acre parcel through a 2018 auction held by the Arizona State Land Department for $26.5 million. Since then, development has steadily progressed.

The project’s first phase delivered a 101,000-square-foot industrial flex office building at 2001 W. Phelps Road. That facility is now fully leased, with tenants including California Closets and All Fill, a manufacturer specializing in packaging machinery.

Looking ahead, plans for the remaining land outline a broader vision. Developers aim to construct six additional industrial buildings, complemented by new residential units and retail offerings designed to serve the surrounding community.

As Phoenix continues to experience rapid growth, projects like Bell 17 Business Center highlight the increasing demand for integrated spaces that combine living, working, and shopping in one location.
