New Redevelopments Planned in North Central

North Central Phoenix has a couple new redevelopments in the works. One is across 7th Street from Xavier College Preparatory and another on the northwest corner of 16th Street and Bethany Home Road. On the northeast corner of 7th Street and Highland Avenue, where four commercial buildings and two businesses reside, the property has been sold to Glendale, Arizona-based OFMM2LLC.

Urban Cookies Bakeshop, a local favorite, is one of the businesses located on the now sold property along with a location of UltraFit Systems behind the bakery, and Dariya’s Home Furnishings and Décor which has been closed for some time now. These three locations total about 28,500 square feet and were sold for $1.4 million. Having built a huge following at that location since 2006, Urban Cookies will look to relocate in the nearby area.

Just south of the Urban Cookies building, the vacant property on the corner at 4701 N. 7th Street is 10,350 square feet and was sold as well for $850,000. All of the buildings will be demolished to build a brand new retail center. 


Less details are known on the redevelopment plans for the recent sale of Sunbrite Corner, home to Luci’s on the northwest corner of 16th Street and Bethany Home Road. The property was sold by MPB Realty Services in September 2016 for $9.65 million to Jamel Greenway LLC. The only construction plans known publicly so far are to tear down the storage area in the back parking lot to allow for more parking.
