Inside “The Metropolitan”: $850 Million Redevelopment to Transform Former Metrocenter Mall Site

Concord Wilshire’s massive mixed-use project will bring housing, retail, and light rail connectivity to create a new walkable “urban village” in north Phoenix.

The long-vacant Metrocenter Mall site in north Phoenix is set for a dramatic transformation under an $850 million redevelopment plan from Concord Wilshire Companies, which envisions a modern, mixed-use community called The Metropolitan.

The project will turn the once-bustling shopping mall — a Valley landmark for decades — into a dense, walkable “urban village” featuring hundreds of apartments, townhomes, restaurants, shops, and public gathering spaces, all connected to the city’s new Valley Metro light rail extension.

Developers say the goal is to create a vibrant live-work-play environment that reflects Phoenix’s evolution into a more urban and transit-oriented city. Plans call for residential units integrated with retail, entertainment venues, and landscaped pedestrian corridors designed to encourage street-level activity and community engagement.

“The Metropolitan will redefine the area by blending residential living with lifestyle amenities and direct light rail access,” the company said in a statement.

The project marks one of the most ambitious redevelopment efforts in Phoenix history, revitalizing a 68-acre site that once symbolized suburban retail prosperity but has sat largely dormant since Metrocenter’s closure in 2020.

Construction is expected to occur in multiple phases, with the first phase focused on housing and infrastructure surrounding the new Metrocenter light rail station, set to open in 2026.

The development aligns with the city’s broader push toward transit-oriented growth, part of a strategy to reinvigorate aging commercial corridors with mixed-use density and sustainable design.
