Construction Kicks Off on Major Retail Hub in Avondale

Fry’s Marketplace to anchor 28-acre development near growing Alamar community

A new chapter in Avondale’s retail expansion is underway as crews break ground on a 28-acre shopping center that city leaders say will serve one of the West Valley’s fastest-growing areas.

The development, known as Marketplace at Tres Rios, will be anchored by a Fry’s Marketplace grocery store and include three multi-tenant retail buildings along with seven standalone retail pads. Additional tenants have not yet been announced, but officials anticipate a mix of shopping, dining and service-oriented businesses.

City leaders marked the start of construction earlier this week, calling the project a significant milestone for the area’s continued growth. The center is expected to provide new conveniences for nearby residents while creating fresh opportunities for local businesses.

The site sits just north of Alamar, a 1,150-acre master-planned community that is projected to deliver more than 4,000 homes once fully built. Two neighborhoods within Alamar have already opened, offering a combined 229 homesites as development continues to advance.

While a timeline for completion has not yet been released, the project signals continued investment in Avondale’s expanding residential corridors. As rooftops rise across the West Valley, city officials say the Marketplace at Tres Rios represents the type of commercial growth designed to keep pace with new housing and strengthen the local economy.
