The North Scottsdale multifamily development Optima McDowell Mountain is making a mark as a national model for water conservation and green building.

The award-winning real estate firm Optima is putting $1 billion into its newest sustainable luxury mixed-use community, with features such as cutting-edge green building techniques, expansive open space and community-driven amenities designed for modern desert living.

The community will be home to the largest private rainwater harvesting system in the U.S. — designed to store 210,000 gallons in an underground concrete vault to be used for irrigation — and will be the first development to be built under the City of Scottsdale’s new “green” construction codes.

Other features include:

  • 14 acres of open space, with over 70% available to the public and 30% reserved for residents, including desert plants, shaded seating, putting greens and walking and biking paths.
  • Optima’s signature vertical landscaping system will enable each building facade to be graced by lush, cascading desert plants, which help insulate residences from heat, improve air quality and reduce the urban heat island effect.
  • Rooftop solar panels, high-performance VRF heating and cooling systems, induction cooktops and EV charging represent the latest in energy consciousness.
  • Parking will be 100% underground to reduce heat.
