A long-anticipated redevelopment of the former CrackerJax amusement park site in Scottsdale is officially moving forward after receiving a key green light from city officials.
The first phase of The Parque, a $1 billion mixed-use project planned for the shuttered attraction’s footprint, earned unanimous approval from Scottsdale’s Development Review Board this week. The decision allows developers to begin the permitting process and marks a significant milestone for one of the city’s most closely watched projects.
Once complete, the multi-phase development is expected to deliver nearly 700,000 square feet of office, retail, and commercial space, along with 159 new housing units. The project aims to reshape the former entertainment site into a modern, walkable district that blends employment, living, and dining options in north Scottsdale.
City reviewers focused on design compatibility, circulation, and long-term flexibility, approving the initial phase while noting that future phases will return for additional review as the project evolves. Developers have described the approach as intentionally phased, allowing construction to respond to market demand over several years.
The CrackerJax site has remained largely dormant since the amusement park closed, making its redevelopment a high-profile opportunity for economic activity and reinvestment in the area. The Parque is expected to generate new jobs, expand housing options, and create a new destination within the city’s growing commercial corridor.
